Question for hosts who’ve received inquiries or bookings

I’m about one month into hosting on Peerspace. With the absence of analytics on the platform, it’s difficult to know whether a listing is surfacing in search or gaining visibility.

For those who’ve already received an inquiry or booking: how long after going live did that first one come in? Days, a week, a month, or longer? And what do you feel are the most important few aspects of listing on Peerspace makes the difference in getting booked?

I’ll include the link to my listing; maybe that will help determine why I haven’t received an inquiry, I’m open to feedback.

Appreciate any insight from those with firsthand experience.Hollywood Beach Office on Sand

Hello! First to get more bookings, or your first one, you should work on that listing title and description, its confusing, I suggest using chat to redesign the listing tile and description find options that stand out , focus on solid SEO across the whole page, Cheers

It actually has been optimized by ChatGPT a few times, with the most recent update taken and adapted to the listing from a seasoned listing (that has been booked over 80 times) on the app. The current headline is “Two-Level Beachfront Building with Ocean Views for Film & Photo” (with a secondary line indicating the property’s name as a reference). I’m unsure what is unclear in the actual headline, so if you could suggest, I’d appreciate the input.

Include top peerspace guest search terms in your listing title !
act like your booking the space and do some searches in your area , take a look at what the top spaces are using , check to see what pops up under your search , as an example in my area the most popualr search terms is “photo shoot’ “ photostudio ‘ under enter your activity under what are you planning in the search bar

Based on Peerspace’s platform structure and user activity, the most popular search terms and categories revolve around hourly rentals for

events, production, and meetings. Top, high-demand searches include “birthday parties,” “photo shoots,” “baby showers,” and “production sets”.

Here are the most popular search terms and categories on Peerspace:

Top Use-Case Categories

  • Events (Highest Demand): This includes “party,” “birthday party,” “baby shower,” “bridal shower,” “wedding reception,” “dinner party,” and “pop-up” events.

  • Productions (Second Highest Demand): Includes “photo shoot,” “film shoot,” “music video,” “interview,” “podcast recording,” and “content creation”.

  • Meetings: Includes “corporate meetings,” “workshops,” “board meetings,” “brainstorming sessions,” and “team offsites”.

Popular Venue Types

  • Unique/Creative: “Studio” (photography or art), “lofts,” “creative spaces,” and “warehouses”.

  • Social Venues: “Private mansions,” “rooftops,” “galleries,” and “restaurants/bars”.

  • Functional: “Conference rooms,” “classrooms,” and "industrial spaces

I’m not sure I would lead with your AI photo if the space is empty. It feels very specific and people might scroll on by

Also the other photos look like they are either renderings or too composited (to me), I think people like to see how it looks more true-to-eye

ETA - oh you have a 12 hour minimum, thats probably part of the problem

Thanks for the feedback, I’m rethinking the 12 hours, which will indicate flexibility. I had the images in place without ai influence and the space (without ai enhancements) looks blah. I created “before” and after images, but I think it could be misinterpreted. I’ll do some more cleanup of the images and clarify that the renter is getting a blank canvas (empty rooms).

My other thought is that your space works really well as a staging location/home base for beach location shoots. Might be worth adding that angle in somewhere ( and there’s less wear and tear in that scenario anyway, which is ideal).

Thank you for this, your feedback is helping to dial it all in.

That’s a good idea. I’m even been considering pairing the listing with a sub-listing (for an additional fee) with a 3 bedroom 3 bathroom home two doors down. I’m wondering if listing the home with another app, and referencing it as an add on with something like “private 3 bed 3 bath home available on Ocean Drive available upon request”.

I’ve actually been in talks with the platform about a host analytics dashboard. I’ve previewed a prototype and am looking forward to a full-scale implementation. In the meantime, you can search for spaces as if you were a customer and check in on your listing’s placement that way.

A key insight I see from your listing is that it has a 10-hour minimum and no furnishings. This type of setup will only be useful for large-scale productions that want to build their own sets (e.g., TV shows, movies) and need an empty apartment-type space for an extended period to build and shoot (i.e., at least 3+ days). In my opinion, this is a very small segment of Peerspace users, which is why bookings for this type of listing may be few and far between.
