We listed our property on Peerspace October 2021 and we hosted our 1st event last weekend (Jan.15). We initially were a bit anxious with having 20-30 ppl at the property. However, it went very well & they kept it very clean.
My question is…What are some tips to increase visibility for more bookings? I’m wondering is there something we should do different on our listing profile? Would anyone mind providing us feedback (see listing below).
Yes, easy, change your first picture. It should be an eye-catching photo of the grounds and building at their finest. Your second photo would be good for this and the photo peeking out from the woods is good as well.
Remember, you’re advertising a whole package of place, you have to start with that, not a small cramped photo of one room in the interior.
Also, my first thought was “where is this red door the location is named after? That sounds interesting and cool…oh, now I see it, in a tiny part of one single photo…wow that really doesn’t stand out at all.”
I would probably change the name to reflect the beauty of the grounds and quaintness of the location. Red Door Retreat sounds interesting, but you have a basic front door painted red, there isn’t a red theme in the rest of building, and the primary value of the space has nothing to do with the red front door.
Use the wide-angle function on your phone to retake photos of all the rooms. They look small and cramped as currently shot, and guests will be able to get a better idea of the space if they can see the whole room. Take at least two photos from opposing corners of each room. Include photos showing the space being used for the activities you have described, even if you have to get some friends over to stage them.
All people are dumb when it comes to things they’re not familiar with so guests need you to be creative for them - if they can’t see it happening in your space, they won’t know your space can be used that way.
Also, include a floorplan of the entire space and grounds guests will have access to - insert it as one of your photos so they can see the whole place. Make it third or fourth in line so it comes up quickly when guests scroll to the right.
Finally, expand your description so the entire grounds are described in detail as well as amenities that are available for free and those that can be added for a little extra. Add any restrictions (like no smoking inside) to the rules and be thorough - DO NOT worry about losing bookings because you have clearly defined rules. You don’t want bookings from anyone trying to skirt the rules.
Hi @Hailee_H, welcome to the Host Family. @Christopher_D made some excellent points. My first question is, who is your target audience, and what do you think would be their primary reason for booking your space in particular? Then I would update your photos to reflect that, especially as Christopher mentioned, the Profile picture, as that is what helped increase my inquiries. In regards to your House Rules, it is absolutely a necessity, but how you say it or how you present it, makes a world of difference. From looking at your listing from a potential customers view, I see No No No No No. You can say the same things but in a different way, so that it seems more welcoming.
