Improving Booking Ratio

Our listing was viewed almost 3,500 times in June, with only one booking. Looking for some constructive suggestions on what we can do to improve that ratio. Here’s our listing:

First, I should say it’s pretty normal to have thousands of viewings with only a few bookings. Your place looks very nice. But here is how I would think it could be improved, realizing the photographs are the most important. If people don’t see what they want, they will move on immediately.

(1) All of your pics look pretty much the same. You might vary it by placing some people in the pics and also show whatever other amenities you have. (2) The room looks dark. You could probably adjust your pics to look cheerier. (3) You mention the kitchen. I would put that right in the first pics. Most people won’t read down to see that you have one, so you should shout it out. (3) I don’t know what the comparable pricing is in your area, but I would suggest you include the kitchen and don’t make it an add-on. The more you can offer, the more likely you will get a booking. If the competition (price-wise) allows it, up your price. If not, throw it in. If necessary, just make sure the cleaning fee covers cleaning the kitchen after guests leave. Most guests are pretty good about cleaning up after themselves anyhow and you can ask them to take their trash with them.

I would definitely say work on get better photos , get some at different angles , some wide some close ups. At lease 20 photos , so guest can see exactly what they are getting.

highlight the brick walls, they are awesome! think about hiring a real estate photographer who can edit and have wide angle lense or barter/trad3 for use of the space? likely costs less than $200 and will pay for itself in one booking.

don’t cover the windows, guests look for natural light, turn the tv off in photos…remove the area rug (at least for the photos) less is more, IMO. and lastly , think about doing 2 different listings…one for the photo studio and one for the conference center…good luck!
