Laura_E1 - your space is gorgeous! The price is fair for the area but with one exception: in the beginning, you should have a lower price , then once you start to get bookings, you can raise the price. I’d start with 300 hr. There’s no mention of alcohol being permitted or not, you need to say whether it’s allowed or not. What’s NOT in a hosts rules will hurt you. You need to specify what’s allowed or not allowed. I noticed for the event listing you allow up to 75 people. Where will all the vehicles go? What about crowd control? Among many reasons that I took my event listing down was the inquiries I was getting. In the NY area there’s been a lot of news stories about parties getting out of control and the police coming in to break it up, direct traffic. You have to have something in the contract that the renter can not publicize your address for the event. Think of the worst case scenario and how you will handle it when it comes to renting out a space in a residential zone. Because of this, I do not have an event listing/off site listing, my streets/area could not handle the amount of traffic that a party would generate (or my neighbors).
